WHEREAS, on the 19th day of November, 2009, Michael T Hawkins, aka Michael Hawkins, a married person and Michael F Hawkins, a single person; joined herein by Kimberly Morris-Hawkins, executed and delivered a certain Deed of Trust unto Jeffrey Wagner, Trustee for Edward Jones Mortgage, LLC, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Leflore County, Mississippi in Mortgages & Deeds of Trust on Lands Book 707 at Page 105; and
WHEREAS, on the 23rd day of September, 2016, the Holder of said Deed of Trust filed a Loan Modification Agreement of Deed of Trust by instrument recorded in the office of the aforesaid Chancery Clerk of Court in Mortgages & Deeds of Trust on Lands Book 819 at Page 197; and
WHEREAS, on the 29th day of June, 2010, Edward Jones Mortgage, LLC, assigned said Deed of Trust unto Wells Fargo Bank, N.A., successor by merger to Wells Fargo Home Mortgage, Inc., by instrument recorded in the office of the aforesaid Chancery Clerk in Mortgages & Deeds of Trust on Lands Book 715 at Page 601; and
WHEREAS, on the 13th day of November, 2017 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Deed of Trust Book 0838 at Page 101; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 12th day of December, 2018, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the South front entrance (or door) of the Leflore County Courthouse at Greenwood, Mississippi, for cash to the highest bidder, the following described land and property situated in Leflore County, Mississippi, to-wit:
A tract of land being part of Lots 20, 21, 22 and 23 of Block 42 of the Haley Addition to the Town of Itta Bena, Leflore County, Mississippi, as said Addition is shown by map recorded in Plat book 1, at page 1 of the Records of Maps on file in the office of the Chancery Clerk of Leflore County, Mississippi, more particularly described by metes and bounds as follows, to-wit:
Begin at the Northwest corner of the South Half of Lot 20 of Block 42 of the Haley Addition to the Town of Itta Bena, Mississippi, for the point of beginning of the tract herein described; from said point of beginning proceed North 79 Degrees 30 Minutes East along a fence line for a distance of 145 feet to a point; thence proceed South 10 Degrees 30 Minutes East for a distance of 175 feet to a point on the Southern boundary of Lot 23 of Block 42; thence proceed South 79 Degrees 30 Minutes West along the Southern boundary of Lot 23 for a distance of 145 feet to a point on the Eastern boundary of Schley Street, also being Mississippi Highway Number 7; thence proceed North 10 Degrees 30 Minutes West along the Eastern boundary of said Schley Street for a distance of 175 feet to the point of beginning.
I will only convey such title as is vested in me as Substitute Trustee.

WHEREAS, on February 20, 2009, Tracy Long, a married man and joined herein by Dana Long executed a certain deed of trust to Laurel A. Meyers, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as nominee for Fairway Independent Mortgage Corporation, it's successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Leflore County, State of Mississippi in Book 696 at Page 76; and
