SUBSTITUTE TRUSTEE’S NOTICE OF SALE
WHEREAS, on July 27, 2000, Calvin Ollie executed a deed of trust for the benefit of HomeGold, Inc., successor by merger to HomeSense Financial Corp., which deed of trust was recorded on August 4, 2000, in Book 521, Page 293, in the office of the Chancery Clerk of Leflore County, Mississippi; and
WHEREAS, the aforementioned Deed of Trust was assigned by HomeGold, Inc., by Centex Home Equity Corporation, its attorney-in-fact, to Centex Home Equity Corporation, by instrument dated January 31, 2002, and recorded on February 11, 2002, in Book 554, Page 204 of the records of the aforesaid Chancery Clerk; and
WHEREAS, the aforementioned Deed of Trust was assigned by Nationstar Mortgage LLC f/k/a Centex Home Equity Corporation to The Bank of New York Mellon f/k/a The Bank of New York, as successor in interest to JP Morgan Chase Bank, N.A., as Trustee for Nationstar Home Equity Loan Trust 2006-B, by instrument dated April 20, 2018, and recorded on May 2, 2018, in Book 845, Page 481 of the records of the aforesaid Chancery Clerk; and
WHEREAS, The Bank of New York Mellon f/k/a The Bank of New York, as successor in interest to JP Morgan Chase Bank, N.A. as Trustee for Nationstar Home Equity Loan Trust 2006-B, by Nationstar Mortgage LLC d/b/a Mr. Cooper, its attorney-in-fact, the holder of the deed of trust, substituted either James L. DeLoach or David E. Flautt as Trustee, as authorized by the terms thereof, by instrument recorded on June 13, 2018, and spread at large upon the records in the office of the aforesaid Chancery Clerk in Book 0848, Page 316, prior to the posting and publication of this notice; and
WHEREAS, default having been made in the terms and conditions of the deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of the deed of trust, and the legal holder of said indebtedness, The Bank of New York Mellon f/k/a The Bank of New York, as successor in interest to JP Morgan Chase Bank, N.A. as Trustee for Nationstar Home Equity Loan Trust 2006-B, by Nationstar Mortgage LLC d/b/a Mr. Cooper, its attorney-in-fact, has requested the undersigned Substitute Trustee to execute the trust and sell said land, property and improvements in accordance with the terms of the deed of trust for the purpose of raising the sums due thereunder, together with attorney’s fees, Substitute Trustee’s fees and expenses of sale;
THEREFORE, on August 1, 2018, the undersigned Substitute Trustee in the deed of trust, will offer for sale at public outcry and sell to the highest bidder for cash, within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the South steps of the Leflore County Courthouse in Greenwood, Mississippi, the following described land, property and improvements lying and being situate in Leflore County, Mississippi, to-wit:
