WHEREAS, on the 24th day of November, 2015, Martin Duron Esparza and his Wife, Elizabeth Vega Lopez, executed and delivered a certain Deed of Trust unto Michael L Riddle, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for FBT Mortgage, L.L.C., Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Leflore County, Mississippi in Mortgages & Deeds of Trust on Lands Book 804 at Page 487; and
WHEREAS, on the 12th day of December, 2017, Mortgage Electronic Registration Systems, Inc. , assigned said Deed of Trust unto Pacific Union Financial, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Deed of Trust Book 0839 at Page 399; and
WHEREAS, on the 26th day of December, 2017 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in D/T Book 839 at Page 542; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 5th day of September, 2018, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the South front entrance (or door) of the Leflore County Courthouse at Greenwood, Mississippi, for cash to the highest bidder, the following described land and property situated in Leflore County, Mississippi, to-wit:
Tract 1, Part of Lot 3 in Block lettered “C” of the Wilson and Harris Addition to the City of Greenwood in Leflore County, Mississippi, as shown by map of said Addition recorded in Plat Book No. 1, Page 14 of the Record of Maps of Leflore County, Mississippi, and part of Legal Subdivision Lot 6, Section 10, Township 19 North, Range 1 East of Leflore County, Mississippi, more particularly described by metes and bounds as follows, to-wit:
Begin at a found iron pin on the Southwest corner of Lot 3, Block “C” of said Wilson and Harris Addition, said pin being the Point of Beginning of the parcel herein described; thence run North 33 degrees 45 minutes West for a distance of 133.03 feet to a point; thence run North 56 degrees 15 minutes East for a distance of 114.87 feet to a found iron pin; thence run North 56 degrees 15 minutes East for a distance of 20.13 feet to a point; thence run South 27 degrees 19 minutes East for a distance of 133.87 feet to a point on the Southern boundary of said Lot 3, Block “C”; thence run South 56 degrees 15 minutes West along the Southern boundary of said Lot 3, Block “C” for a distance of 120.00 feet to the Southwest Corner of Lot 3, Block “C” and the Point of Beginning. Said tract containing 0.39 acres.
Tract II: A parcel of land lying and being situate in Legal Subdivision Lot 6, Section 10, Township 19 North, Range 1 East, in Leflore County, Mississippi, more particularly described by metes and bounds as follows, to wit:
Begin at the Southwest corner of Block “C” of the Wilson and Harris Addition to the City of Greenwood, in Leflore County, Mississippi, as shown by map of said Addition recorded in Plat Book 1, Page 14 of the Records of Maps of Leflore County, Mississippi; thence run North 33 degrees 45 minutes West for a distance of 133.03 feet, more or less, to a point; thence run North 56 degrees 15 minutes East for a distance of 114.87 feet, more or less, to an iron pin, and the point of beginning of the tract herein described, which point is also the Southeast corner of a tract of land presently owned by Robert H. Hardin and Mildred E. Hardin as set forth and described as the second tract in that certain Warranty Deed executed by Jess S. Still, et ux, dated April 8, 1947, and recorded in Book 89, Page 231 of the Land Deed Records of Leflore County, Mississippi, said point also being the Southwest corner of that certain 0.23 acre tract of land set forth and described in Warranty Deed from Nathaniel B. Bond, et ux, to W.L. Simmons, dated March 27, 1946, and recorded in Book 86, Page 379 of the Land Deed Records of said County and State; thence run North 56 degrees 15 minutes East for a distance of 20.13 feet in a point, said point of begin the Northeast corner of the parcel of land hereinabove described as Tract 1; thence run North 33 degrees 45 minutes West for a distance of 80 feet, more or less, to a point on the Northern (or Northwestern) boundary line of that certain 0.23 acre tract of land described in said Deed, recorded in Book 86, Page 379 of the Land Deed Records of said County and State; thence run Westerly along the Northern boundary line of said 0.23 acre tract of land for a distance of 20.13 feet, more or less, to the Northwest corner of said 0.23 acre tract of land; thence run South 33 degrees 45 minutes East 79.0 feet, more or less, to the Southwest corner of said 0.23 acre tract of land and the point of beginning of the tract herein described.
Tract III: Begin at the Southwest corner of Block C of the Wilson and Harris Addition to the City of Greenwood, in said County and State, as the same is shown upon the plat of said Addition recorded in Map Book 1 at Page 14 of the Map Records of said County; thence run in a Northerly direction and parallel with the eastern boundary line of said Block C of said Wilson and Harris Addition to an intersection with the Northern boundary line extended Eastwardly of Lot 3 in Block 36 of the Boulevard Addition to North Greenwood, this said point of Intersection being the point of beginning of the tract of land herein being described and conveyed; from said point of beginning run in an Easterly direction along the extension Eastwardly of the said Northern boundary line of Lot 3 of Block 36 of the said Boulevard Addition to North Greenwood, to a point on the Western boundary line of the tract of land conveyed by Nathaniel B. Bond and Jane N. Bond to W.L. Simons by deed dated March 27, 1946, and recorded in Book 86, at Page 379, of the Land Deed Records of Leflore County, Mississippi; thence run in a Southerly direction to the Southwest corner of the said tract of land conveyed to W. L. Simmons as aforesaid by the said deed recorded in Book 86, at Page 379, of said records, said point being also located on the Northern boundary line of the tract of land conveyed by S.G. Wilson, et ux, to W. L. Simmons by deed dated March 1, 1919, and recorded in Book 49 at Page 392 of the Land Deed Records of said County; thence run in a Westerly direction along the Northern boundary line of the land conveyed to W. L. Simmons by the said deed last above referred to as being recorded in Book 49 at Page 392 to the Northwestern corner of the tract of land conveyed to W.L. Simmons by said deed recorded in said Book 49, at Page 392; thence run in a Northerly direction to the point of beginning of the tract of land herein described and conveyed.

WHEREAS, on the 2nd day of May, 2018, Mortgage Electronic Registration Systems, Inc. as nominee for FBT Mortgage, LLC, assigned said Deed of Trust unto PennyMac Loan Services, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Deed of Trust Book 0846 at Page 142; and
WHEREAS, on the 29th day of May, 2018 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Deed of Trust Book 0847 at Page 512; and
