NOTICE OF SALE
WHEREAS, by deed of trust dated July 20, 2005, and recorded in the Leflore County, Mississippi, Chancery Clerk’s office, in Deed of Trust Book 634, at page 504, of the Records of Mortgages and Deeds of Trust on Land in said county and state, and by deed of trust dated July 28, 2005, and recorded in the Leflore County Mississippi, Chancery Clerk’s office, in Deed of Trust Book 635, at page 392, Watson Jackson did grant and convey unto S. Danette Corder, as Trustee for John Richard Investments, LLP, Beneficiary, the property therein described, to secure the promissory note therein referred to, and
WHEREAS, by various assignments on record said Deeds of Trust were ultimately assigned to Pemberton Mortgage and Investments, LLC;
WHEREAS, default having been made in the payment of the indebtedness secured by said Deed of Trust, and the entire balance having been declared due and payable, and having been requested by the owner of said indebtedness and Deed of Trust so to do, I, Danette Corder Roland (formerly known as S. Danette Corder), Trustee, will, on April 11, 2019, between the hours of 11:00 a.m. and 4:00 p.m., being the legal hours of sale, offer for sale at public auction for cash to the highest and best bidder at the south front door of the Leflore County Courthouse in the City of Greenwood, Leflore County, Mississippi, the following described property located and situated in Leflore County, Mississippi, being the same property described in said Deed of Trust, to-wit:
Lot One (1) and Fifteen (15') feet off the East side of Lot Two (2) of the Ruth Tolliver Simms Resubdivision of Lots One through Five (1-5) of Block Nine (9) of Kimbrough’s West End Addition to the Town of Itta Bena, Mississippi and a contiguous unalloted parcel in the Northeast Quarter (NE1/4) of Section Nineteen North (T19N), Range One West (R1W), Leflore County, Mississippi, as same is shown upon the Map of said resubdivision recorded in Plat Book 6 at Page 10 of the Records of Maps on file in the office of the Chancery Clerk of Leflore County, Mississippi.
The sale of said property will be subject to all taxes which are a lien on the said property, to any state of facts an accurate survey of said premises would reveal, and to all recorded restrictions, rights of way and easements for public roads and public utilities, and to any prior conveyances or reservation of mineral interests of every kind and character, including, but not limited to, oil, gas, sand and gravel in or under subject property.
With the said exceptions, the title to the above described property is believed to be good, but as Trustee, I will convey only such title as is vested in me as Trustee.

SUBSTITUTE TRUSTEE’S NOTICE OF SALE
WHEREAS, on June 23, 2006, Terry D. Young and Katrina Sanders, as Joint Tenants executed a deed of trust for the benefit of Chase Bank USA, N.A., which deed of trust was recorded on August 4, 2006, in Book 653, Page 92, in the office of the Chancery Clerk of Leflore County, Mississippi; and
WHEREAS the aforementioned deed of trust was assigned by Chase Bank USA, N.A. to JPMorgan Chase Bank, National Association, by instrument dated May 13, 2013, and recorded on May 28, 2013, in Book 760, Page 603 of the records of the aforesaid Chancery Clerk; and
WHEREAS, JPMorgan Chase Bank, National Association, the holder of the deed of trust, substituted McCalla Raymer Leibert Pierce, LLC as Trustee, as authorized by the terms thereof, by instrument recorded on March 6, 2019, and spread at large upon the records in the office of the aforesaid Chancery Clerk in Book 860, Page 116, prior to the posting and publication of this notice; and
WHEREAS, default having been made in the terms and conditions of the deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of the deed of trust, and the legal holder of said indebtedness, JPMorgan Chase Bank, National Association, has requested the undersigned Substitute Trustee to execute the trust and sell said land, property and improvements in accordance with the terms of the deed of trust for the purpose of raising the sums due thereunder, together with attorney's fees, Substitute Trustee’s fees and expenses of sale;
THEREFORE, on April 24, 2019, the undersigned Substitute Trustee in the deed of trust, will offer for sale at public outcry and sell to the highest bidder for cash, within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the South steps of the Leflore County Courthouse in Greenwood, Mississippi, the following described land, property and improvements lying and being situate in Leflore County, Mississippi, to-wit:
LOT 12 OF THE FAIRFIELD ADDITION TO LEFLORE COUNTY, MISSISSIPPI AS THE SAME IS SHOWN UPON THE MAP OF SAID ADDITION RECORDED IN PLAT BOOK 5 PAGE 7 OF THE RECORDS OF MAPS ON FILE IN THE OFFICE OF CHANCERY CLERK OF LEFLORE COUNTY.
I WILL CONVEY only such title as is vested in the Substitute Trustee.

Notice is hereby given that on the 13th of June 2018, Earl Creely, P. O. Box 3487, Tupelo, MS 38803, filed application No. MS-GW-07637 for a permit to divert or withdraw the public water of the State of Mississippi for beneficial use, from the Mississippi River Alluvial Aquifer, in the county of Leflore for recreation purposes, subject to existing rights, the following amount of water at the indicated location:

Any person, firm, association or corporation, deeming that the granting of the above application will be truly detrimental to their rights to utilize the waters of said source, may protest in writing to the Permit Board of the State of Mississippi, ATTN: Chris Hawkins, P. O. Box 2309, Jackson, Mississippi 39225, setting forth all reasons why said application should not be approved. Letters of protest must be received within ten (10) days of ths publication. If not protested, the permit will be issued on or after ten days following publication date.
If protested, the application will be taken for consideration by the Permit Board of the State of Mississippi in its offices at 515 East Amite Street, Jackson, Mississippi, 39201 on, or after, the 14th day of May 2019, at which time all interested persons may appear and be heard by the Permit Board.
