NOTICE OF SALE
WHEREAS, on April 21, 2009, Jravis M. Fluker and Latoya Spurlock Fluker executed a Deed of Trust to Michael L. Riddle as Trustee for FBT Mortgage, as Lender, with Mortgage Electronic Registration Systems, Inc. (“MERS”), as Beneficiary, which is recorded in the office of the Chancery Clerk of Leflore County, MS, in Book 698 at Page 443;
WHEREAS, said Deed of Trust was assigned to Trustmark National Bank in Book 823 at Page 424;
WHEREAS, on December 20, 2016, Trustmark National Bank substituted James Eldred Renfroe as Trustee in the aforementioned deed of trust with this recorded in Book 823 at Page 426;
WHEREAS, there being a default in the terms and conditions of the Deed of Trust and entire debt secured having been declared to be due and payable in accordance with its terms, Trustmark National Bank, the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise the sums due, with attorney’s and trustee’s fees, and expenses of sale;
NOW, THEREFORE, I, James Eldred Renfroe, Trustee for said Deed of Trust, will on March 22, 2017, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 a.m., and 4:00 p.m.) at the south main door of the Leflore County Courthouse in Greenwood, MS, to the highest and best bidder for cash, the following described property situated in Leflore County, MS, to-wit:
LEASEHOLD: The unexpired portion of the leasehold estate for a term of ninety-nine (99) years commencing July 3, 1947 granted to W. M. Whittington by Leflore County, Mississippi, by lease agreement dated May 26, 1947, recorded in Book 89, at Page 467, of the Land Deed Records of Leflore County, Mississippi, in and to the following described property located in the City of Greenwood in Leflore County, Mississippi, to-wit:
Lot Twenty-Two (22) of Block Eleven (11) of the Whittington’s Southside Addition to the City of Greenwood in said City of Greenwood in Leflore County, Mississippi, as shown by the map of said Addition recorded in Book 4, at Page 42, of the Map Records of said Leflore County, Mississippi.
I will convey only such title as is vested in me as Trustee, with no warranties.

WHEREAS, on the 24th day of April, 2012, Shanice Jackson aka Shanice L Jackson, a single person, executed and delivered a certain Deed of Trust unto Michael L. Riddle, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for FBT Mortgage, LLC, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Leflore County, Mississippi in Deed of Trust Book 740 at Page 573; and
WHEREAS, on the 24th day of January, 2017, Mortgage Electronic Registration Systems, Inc. as nominee for FBT Mortgage, LLC, assigned said Deed of Trust unto PennyMac Loan Services, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Deed of Trust Book 0824 at Page 635; and
WHEREAS, on the 24th day of February, 2017 the Holder of said Deed of Trust substituted and appointed Michael Jedynak as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in D/T Book 0826 at Page 290; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 4th day of April, 2017, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the South front entrance (or door) of the Leflore County Courthouse at Greenwood, Mississippi, for cash to the highest bidder, the following described land and property situated in Leflore County, Mississippi, to-wit:
Lot One (1) in Block Nine (9) of the Wagner Southeast Addition to the City of Greenwood, Leflore County, Mississippi, as same appears on the map of said Addition recorded in Plat Book 5, page 2, of the Records of Maps and Plats of Leflore County, Mississippi, on file in the office of the Chancery Clerk of Leflore County, Mississippi.

Letters of Administration upon the estate of Edna Lott Franklin, deceased, were issued by the Chancery Court of Leflore County, Mississippi, on the 13th day of March, 2017, to the undersigned as administrator of her estate. All persons having claims against said estate are notified that they are required to have the same probated and registered by the Clerk of said Court within ninety (90) days after the first publication of this notice. The failure to probate and register a claim within the said time will forever bar the claim.
