Letters Testamentary having been granted to Deborah Wilt and Cathy Underwood, Co- Executrixes on the 3rd day of July, 2018, by the Chancery Court of Leflore County, Mississippi, upon the Estate of Martha J. Childs, Deceased, in Cause No. 18-pr-42 notice is hereby given requiring all persons having claims against said Estate to have the same probated and registered by the Clerk of said Court within 90 days from the date of the first publication of this Notice. Failure to probate and register such claim for said 90 days will bar the claim.

SUBSTITUTED TRUSTEES FORECLOSURE NOTICE
WHEREAS, on April 29, 2015, a Deed of Trust was executed by Delta Springs, Inc. to Mark S. Vemer, Trustee for Bank of Commerce, which Deed of Trust is recorded in the office of the Chancery Clerk of the Leflore County, Mississippi, in Deed of Trust Book 795 at page 230;
WHEREAS, on October 5, 2015, a Deed of Trust was executed by Delta Springs, Inc. to Mark S. Vemer, Trustee for Bank of Commerce, which Deed of Trust is recorded in the office of the Chancery Clerk of the Leflore County, Mississippi, in Deed of Trust Book 802 at page 573;
WHEREAS, Bank of Commerce has heretofore substituted H. Donald Brock, Jr. as Trustee in place and in lieu of the previous Trustee by instrument recorded June 14, 2018 in Book 848 at Page 364 of the office of the aforesaid Chancery clerk; and
WHEREAS, default having been made in the terms and conditions of said Deeds of Trust and the entire debt secured thereby having been declared to be due in accordance with the terms thereof, Bank of Commerce, the legal holder of said indebtedness requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deeds of Trust for the purpose of raising the sums due thereunder, together with attorneys fees, trustees fees, and expenses of sale.
NOW, THEREFORE, I, H. Donald Brock, Jr., Substituted Trustee, in said Deed of Trust, will on the 25th day of July, 2018, between the hours of 11:00 a.m. and 4:00 p.m. offer for sale and sell at public auction for cash to the highest and best bidder at the South front door of the Leflore County Courthouse in the City of Greenwood, Mississippi, the following described property conveyed by said Deed of Trust, to-wit:
Tract 1:
Description of a 1.0 acre tract of land located in Sectional Lot 1 of Section 21, Township 20 North, Range 1 East, Leflore County, Mississippi, by metes and bounds as follows, to-wit:
Begin at the Section corner common to Sections 15, 16, 21 and 22 of Township 20 North, Range 1 East, for the point of beginning of the tract herein described; from said point of beginning proceed West along the Northern boundary of Sectional Lot 1 of Section 21 for a distance of 280 feet to a point; thence proceed South for a distance of 212 feet to a point on the centerline of the Gravel Public Road; thence proceed North 69 degrees 30 minutes East along the centerline of the Gravel Public Road for a distance of 299 feet to a point on the Eastern boundary of Sectional Lot 1 of Section 21; thence proceed North along the Eastern boundary of Sectional Lot 1 of Section 21 for a distance of 107 feet to the point of beginning.
Tract 2:
A tract of land located in Sectional Lot 1 of Section 21, Township 20 North, Range 1 East, Leflore County, Mississippi, described by metes and bounds as follows:
Begin at the Section Corner common to Sections 15, 16, 21 and 22 of Township 20 North, Range 1 East; run thence West along the northern boundary of Sectional Lot 1 of Section 21 for a distance of 330 feet to the POINT OF BEGINNING of the tract herein described; from said point of beginning, proceed South to a point in the
centerline of the Gravel Public Road; thence proceed North 69 degrees 30 minutes East along the centerline of the Gravel Public Road for a distance of 50 feet to a point in the centerline of said Gravel Public Road; thence proceed North 212 feet to a point on the northern boundary of Sectional Lot 1; thence proceed West along the northern boundary of Sectional Lot 1 for a distance of 50 feet to the POINT OF BEGINNING; being approximately one-quarter acre.
I will sell and convey only such title as is vested in me as Substituted Trustee.
