SUBSTITUTE TRUSTEE’S NOTICE OF SALE
WHEREAS, by Deed of Trust dated December 13, 2005, and recorded in the office of the Clerk of the Chancery Court in Leflore County, Mississippi, on December 20, 2005, in Book 642 at Page 210 of the Records of Mortgages and Deeds of Trust on Land in said county and state, Rhonda Fleming did grant and convey unto W. Dean Belk, as Trustee for Planters Bank & Trust Company, beneficiary, the property therein described, to secure the promissory note therein referred to; and
WHEREAS, by Deed of Trust dated May 11, 2007, and recorded in the office of the Clerk of the Chancery Court in Leflore County, Mississippi, on May 18, 2007, in Book 667 at Page 361 of the Records of Mortgages and Deeds of Trust on Land in said county and state, Rhonda Fleming did grant and convey unto W. Dean Belk, as Trustee for Planters Bank & Trust Company, beneficiary, the property therein described, to secure the promissory note therein referred to; and
WHEREAS, by Deed of Trust dated June 18, 2008, and recorded in the office of the Clerk of the Chancery Court in Leflore County, Mississippi, on August 12,2008, in Book 688 at Page 386 of the Records of Mortgages and Deeds of Trust on Land in said county and state, Linda A. Shaw and Rhonda Fleming did grant and convey unto W. Dean Belk, as Trustee for Planters Bank & Trust Company, beneficiary, the property therein described, to secure the promissory note therein referred to; and
WHEREAS, by Deed of Trust dated June 24, 2013, and recorded in the office of the Clerk of the Chancery Court in Leflore County, Mississippi, on July 8, 2013, in Book 762 at Page 467 of the Records of Mortgages and Deeds of Trust on Land in said county and state Rhonda Fleming did grant and convey unto W. Dean Belk, as Trustee for Planters Bank & Trust Company, beneficiary, the property therein described, to secure the promissory note therein referred to; and
WHEREAS, by Deed of Trust dated October 29, 2014, and recorded in the office of the Clerk of the Chancery Court in Leflore County, Mississippi, on November 10, 2014, in Book 787 at Page 55 of the Records of Mortgages and Deeds of Trust on Land in said county and state, Linda A. Shaw A.K.A. Linda Shaw and Rhonda Fleming did grant and convey unto W. Dean Belk, as Trustee for Planters Bank & Trust Company, beneficiary, the property therein described, to secure the promissory note therein referred to; and
WHEREAS, the undersigned having been duly appointed Substitute Trustee in the place and stead of W. Dean Belk, Trustee in said Dee4s of Trust, by instrument dated April 13, 2018, and recorded April 16, 2018, in Book 844, Page 471 of the Records of Mortgages and Deeds of Trust on Land in Leflore County, Mississippi, said Substitution of Trustee having been actually spread at large upon the said records before the publishing of the foreclosure notice; and
WHEREAS, default having been made in the payment of the indebtedness secured by said Deeds of Trust, and the entire indebtedness having been declared due and payable, and having been requested by the owner of said indebtedness and Deeds of Trust so to do, I, RICHARD A. OAKES, as Substitute Trustee, as aforementioned, will on Friday, May 18, 2018, between the hours of 11:00 o'clock A.M. and 4:00 o'clock P.M. being the legal hours of sale, offer for sale at public auction for cash to the highest and best bidder at the South front door of the Leflore County Courthouse in the City of Greenwood, Leflore County, Mississippi, the following described property conveyed by said Deed of Trust, lying and being situate in Leflore County, Mississippi, to-wit:
Lot twenty-seven (27) of the Wallace E. Johnson Subdivision to the City of Greenwood, in Leflore County, Mississippi as shown by map of said subdivision recorded in Book 1 at page 48 of the plat records of said county and state, subject to the restrictions, easements and protective covenants as shown on said map.
The sale of said property will be subject to all taxes which are a lien on the said property, to any state of facts an accurate survey of said premises would reveal, and to all recorded restrictions, easements, and mineral conveyances of record.
As Substitute Trustee, I will convey only such title as is vested in me as Substitute Trustee.

You have been made Defendants in the suit filed in this court by Alicia Smith seeking to confirm and quiet title to the hereinabove described real property by virtue of record title. The other known defendants in this case are Scout, LLC; Covenant Partners, LLC; Providential Properties, LLC; and Gerlean O’Neal.
You are required to mail or hand deliver a written response to the complaint filed against you in this action to Richard A. Oakes, Attorney for Plaintiff, whose post office address is Post Office Drawer 1640, Greenwood, Mississippi 38935-1640 and whose street address is 107 Fulton Street, Greenwood, Mississippi 38930.
