SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, by Deed of Trust dated December 6, 2011, and recorded in the office of the Clerk of the Chancery Court in Leflore County, Mississippi, on December 8, 2011, in Book 734 at Page 402 of the Records of Mortgages and Deeds of Trust on Land in said county and state, Tony Bennett and Cailin Bennett did grant and convey unto W. Dean Belk, as Trustee for Planters Bank & Trust Company, beneficiary, the property therein described, to secure the promissory note therein referred to; and
WHEREAS, the undersigned having been duly appointed Substitute Trustee in the place and stead of W. Dean Belk, Trustee in said Deed of Trust, by instrument dated September 8, 2016, and recorded September 8, 2016, in Book 818, Page 269 of the Records of Mortgages and Deeds of Trust on Land in Leflore County, Mississippi, said Substitution of Trustee having been actually spread at large upon the said records before the publishing of the foreclosure notice; and
WHEREAS, default having been made in the payment of the indebtedness secured by said Deed of Trust, and the entire indebtedness having been declared due and payable, and having been requested by the owner of said indebtedness and Deed of Trust so to do, I, RICHARD A. OAKES, as Substitute Trustee, as aforementioned, will on Friday, May 5, 2017, between the hours of 11:00 o'clock A.M. and 4:00 o'clock P.M. being the legal hours of sale, offer for sale at public auction for cash to the highest and best bidder at the South front door of the Leflore County Courthouse in the City of Greenwood, Leflore County, Mississippi, the following described property conveyed by said Deed of Trust, lying and being situate in Leflore County, Mississippi, to-wit:

Begin at a 1/2'' iron pipe marking the intersection of the North right-of-way boundary of Greenwood-Money paved public road with the West boundary of said Sectional Lot 11, from said iron pipe proceed 54° 33' 22" E along said right-of-way boundary 84.22' to a 1/2'' iron pipe marking the Point of Beginning of the tract herein described; from said Point of Beginning proceed N 08° 07' 42" W 192.23' to a 1/2'' iron pipe on the South top bank of the Tallahatchie River; thence proceed along said top bank the following calls: N 65° 18' 19" E 151.40'; N 77° 08' 12" E 131.42' to a 1/2'' iron pipe; thence leaving said top bank proceed S 30° 19' 07'' E 92.47' to a 1/2" iron pipe on the North right-of-way boundary of said road; thence S 54° 33' 22" W along said right of-way boundary 68.36' to a 1/2'' iron pipe marking the Southeast Comer of the Buford D. Tubbs, Ill, Tract No. 2 described in Deed Book 404 on page 375 of the Land Deed Records of Leflore County, Mississippi; thence S 54° 33' 22" W along said right-of way boundary 99.90' to a 1/2'' iron pipe marking the Southeast comer of the Buford D. Tubbs, III, Tract No. 1 described in Deed Book 404 on page 375; thence S 54° 33' 22" W along said right-of-way boundary 181.78' to the Point of Beginning. Bearings in this description are Geodetic from Global Positioning system.
The sale of said property will be subject to all taxes which are a lien on the said property, to any state of facts an accurate survey of said premises would reveal, and to all recorded restrictions, easements, and mineral conveyances of record.
