WHEREAS, by deed of trust dated June 22, 2005, and recorded in the Leflore County, Mississippi, Chancery Clerk’s office, in Deed of Trust Book 633, at page 32, of the Records of Mortgages and Deeds of Trust on Land in said county and state, Charles Stanback did grant and convey unto S. Danette Corder, as Trustee for John Richard Investments, LLP, Beneficiary, the property therein described, to secure the promissory note therein referred to, and
WHEREAS, default having been made in the payment of the indebtedness secured by said Deed of Trust, and the entire balance having been declared due and payable, and having been requested by the owner of said indebtedness and Deed of Trust so to do, I, Danette Corder Roland (formerly known as S. Danette Corder), Trustee, will, on April 18, 2019, between the hours of 11:00 a.m. and 4:00 p.m., being the legal hours of sale, offer for sale at public auction for cash to the highest and best bidder at the south front door of the Leflore County Courthouse in the City of Greenwood, Leflore County, Mississippi, the following described property located and situated in Leflore County, Mississippi, being the same property described in said Deed of Trust, to-wit:
The unexpired portion of the ninety-nine year lease granted Mrs. Cleo T. Johnson executed by Leflore County, Mississippi, dated June 16, 1947, and recorded in Book 90 at page 5 of the Land Deed Records of Leflore County, Mississippi, which said leasehold estate expires July 2, 2046, in and to that part of Lot 9 of Block 20 of the Austin and Wright Addition to the City of Greenwood, in Leflore County, Mississippi, as said lot is shown upon the Map of said Addition recorded in Book 1 at page 6 of the Map Records on file in the office of the Chancery Clerk of said County and State, described by metes and bounds as follows, to-wit:
Begin at the Southeast corner of said Lot 9 of said Block 20 of said AUSTIN AND WRIGHT ADDITION as shown by said plat, and from thence run North along the Eastern boundary line of said Lot 9 a distance of 75 feet; thence run West and parallel to the Northern boundary line of said Block 20 a distance of 50 feet to the Western boundary line of said Lot 9; thence run South along the Western boundary line of said Lot 9 to the Southern boundary line of said Block 20; then run in an Easterly direction along the Southern boundary line of said Lot 9 to the point of beginning at the Southeast corner of said Lot 9.
The sale of said property will be subject to all taxes which are a lien on the said property, to any state of facts an accurate survey of said premises would reveal, and to all recorded restrictions, rights of way and easements for public roads and public utilities, and to any prior conveyances or reservation of mineral interests of every kind and character, including, but not limited to, oil, gas, sand and gravel in or under subject property.
With the said exceptions, the title to the above described property is believed to be good, but as Trustee, I will convey only such title as is vested in me as Trustee.

SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on April 29, 2014, Xaviera M. Calvert, a single person executed a certain deed of trust to Michael L. Riddle, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as nominee for FBT Mortgage, L.L.C., its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Leflore County, State of Mississippi in Book 777 at Page 499; and
WHEREAS, Carrington Mortgage Services, LLC has heretofore substituted Shapiro & Brown, LLC as Trustee by instrument dated April 3, 2019 and recorded in the aforesaid Chancery Clerk's Office; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Carrington Mortgage Services, LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, I, Shapiro & Brown, LLC, Substituted Trustee in said deed of trust, will on May 8, 2019 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the South Door of the County Courthouse of Leflore County, located at 310 West Market Street, Greenwood, MS 38930, to the highest and best bidder for cash or certified funds the following described property situated in Leflore County, State of Mississippi, to-wit:
