SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on March 6, 2013, Joseph Kraemer and Deborah Kraemer, husband and wife executed a certain deed of trust to Denise McLaurin, Trustee for the benefit of Regions Bank d/b/a Regions Mortgage which deed of trust is of record in the office of the Chancery Clerk of Leflore County, State of Mississippi in Book 757 at Page 81; and
WHEREAS, Regions Bank dba Regions Mortgage has heretofore substituted Shapiro & Brown, LLC as Trustee by instrument dated March 16, 2020 and recorded in the aforesaid Chancery Clerk's Office in Book 0876 Page 283; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Regions Bank dba Regions Mortgage, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, I, Shapiro & Brown, LLC, Substituted Trustee in said deed of trust, will on June 19, 2020 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the South Door of the County Courthouse of Leflore County, located at 310 West Market Street, Greenwood, MS 38930, to the highest and best bidder for cash or certified funds the following described property situated in Leflore County, State of Mississippi, to-wit:
Lot Fourteen (14) of the West End Addition to the City of Greenwood in Leflore County, Mississippi, as shown by map of said Addition recorded in Book 4 at page 26 of the Plat Records In the office of the Chancery Clerk of said County and State.

RESOLUTION APPROVING AN AMENDMENT TO THE GREENWOOD ZONING AND DEVELOPMENT CODE OF THE CITY OF GREENWOOD TO CHANGE THE ZONING CLASSIFICATION OF PROPERTY LOCATED AT 712 AND 714 HIGHWAY,
82 WEST, GREENWOOD, MISSISSIPPI, FROM I-2 HEAVY INDUSTRIAL
DISTRICT TO C-3 HIGHWAY COMMERCIAL DISTRICT
WHEREAS, on April 23, 2020, the Greenwood Planning Commission considered the request of Firstbank Assets, LLC represented by Mr. Charles Montgomery, to amend the City’s Zoning Ordinance to rezone the property located at 712 and 714 Highway 82 West from I-2 West Heavy Industrial District to C-3 Highway Commercial District in order to convert the facility into an ambulance service for Pafford Ambulance Company, LLC;
WHEREAS, the subject property is the old Coop/Performance Tire building and is described as follows:
LEGAL DESCRIPTION: Lots 7, 8 and 9, Block 2 of the Whittington Addition to the City of Greenwood, Leflore County, Mississippi.

WHEREAS, this building will serve as Pafford’s Delta Regional Service/Maintenance center and business office and will create approximately 10 jobs;
WHEREAS, the Greenwood Planning Commission reviewed the request by First Bank Assets, LLC, supporting documentation and voted by a majority vote to recommend to the City Council that the request for the amendment to the Greenwood Zoning Ordinance be approved and granted;
WHEREAS, notice of the request for re-zoning, exception, special exception, special use exception, and/or amendment to the Greenwood Zoning Ordinance was given to the public by publication of a Notice in The Greenwood Commonwealth on May 5, 2020; and
WHEREAS, the City Council, after having considered the recommendation of the Greenwood Planning Commission, all members voting yea to the request by Firstbank Assets, LLC for an amendment to the Greenwood Zoning Ordinance, finds that such exception should be granted.
NOW, THEREFORE, BE IT RESOLVED, BY THE CITY COUNCIL OF THE CITY OF GREENWOOD, MISSISSIPPI, as follows:
That Firstbank Assets, LLC request be granted for approval to amend the City’s Zoning Ordinance to rezone property located at 712 and 714 Highway 82 West from I-2 Heavy Industrial District to C-3 Highway Commercial District, Greenwood bearing the following description:

The above and foregoing resolution having been first reduced to writing was considered section by section and then as a whole, having been introduced by Councilperson Johnny Jennings, was duly seconded for adoption by Councilperson Andrew Powell, and upon a vote being called, received the following vote:
