NOTICE OF SALE
WHEREAS, on December 5, 2022, L & M Investments3 LLC executed a Deed of Trust to Michael A. King, Trustee for the benefit of Trustmark National Bank, now Trustmark Bank, by virtue of those certain Articles of Incorporation and Articles of Conversion filed of record in the Mississippi Secretary of State’s office, which is recorded in Book 2022 at Page 9563 in the office of the Chancery Clerk of Leflore County, Mississippi; and
WHEREAS, Underwood Law Firm PLLC has been substituted as Trustee under the Deed of Trust; and
\WHEREAS, default has been made in the terms and conditions of the Deed of Trust and the entire debt secured thereby has been declared due and payable in accordance with the terms of the Deed of Trust, and the legal holder of the indebtedness secured thereby, Trustmark Bank, has requested the undersigned Substituted Trustee to execute the trust and sell the property in accordance with the terms of the Deed of Trust for the purpose of raising the sums due thereunder together with attorney’s fees, Substituted Trustee’s fees, and expenses of sale.

Starting at the intersection of the north right-of-way line of East Market Street (60' wide) with the east right-of-way line of a 10’ wide private alley (being the first alley east of George Street), proceed thence North 76 degrees East with said north line 9.75 feet to the point of beginning, said point of beginning being at the intersection of said North right-of-way line of East Market Street and the east line of the present concrete driveway abutting said 10 foot wide private alley on the east side thereof; from said point of beginning continue thence North 76 degrees East with said north line of Market Street 81.5 feet to a point at the northwest corner of a concrete cap (24” x 27”) on a brick fence column, which is the point of beginning, at the Southwest corner thereof, of the tract or parcel of land conveyed by W. M. Whittington, Jr., et al to the Garden Clubs of Mississippi, Inc. by Deed dated October 1, 1981; thence North 14 degrees West, on and along the western boundary line of the tract of land so conveyed to the Garden Clubs of Mississippi, Inc. 249.3 feet to a point at the northwest corner of said tract so conveyed to the Garden Clubs of Mississippi, Inc.; thence South 76 degrees West 81.5 feet to a point; thence South 14 degrees East 249.3 feet to the point of beginning.
EASEMENT
For the same considerations, the Grantor hereby grants unto the Grantees an easement for access from Market Street to the property conveyed hereby, and for water, sewer and other utility lines, in common with all other owners and occupants of lands abutting thereon, or other persons entitled to use same, over, under and upon the 10' wide alley described in deed from W. A. Burkhalter, et ux, to P. D. Montjoy, et al, dated August 28, 1905, recorded in Book 36, page 130 of the Land Deed Records of Leflore County, Mississippi, and over, under, and upon the present concrete driveway abutting said 10' wide alley on the east side thereof.

WHEREAS, on March 21, 2018, John K. Richardson, executed a certain Deed of Trust to Mark S. Vemer, for the benefit of Bank of Commerce, which Deed of Trust is of record in the office of the Chancery Clerk of Leflore County, Mississippi in Deed of Trust Book 844 at page 69; and

PLANS AND SPECIFICATIONS are on file in the Office of the Chancery Clerk of Leflore County, ROBERT WILLIS , the SAP Engineer's office and the Office of the State Aid Engineer, 412 E. Woodrow Wilson Avenue, Jackson, Mississippi. This project shall be constructed in accordance with the latest edition of the Mississippi Standard Specifications for State Aid Road and Bridge Construction.

SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on May 24, 2019, Robin Hudson, an unmarried man and Marketa Wise, an unmarried woman as joint tenants with rights of survivorship executed a certain deed of trust to Brad Mauritzen, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for Envoy Mortgage, LTD, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Leflore County, State of Mississippi in Book 0863 at Page 607; and
WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated September 5, 2025 and recorded in the aforesaid Chancery Clerk's Office; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Lakeview Loan Servicing, LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.

The City Council of Greenwood, Mississippi, request your bid proposal/specification packet (without price included) for the purchase or lease of one (1) or more 2025 or Newer Automated Front-Loader Refuse Truck(s) for use by the Public Works Department of the City of Greenwood.
Sealed bid proposal/specification packets must be clearly marked on the outside of envelope as indicated: Automated Front-Loader Refuse Truck(s). Sealed bid proposal/specification packets may be hand delivered to the Public Works Office, 918 West Henry Street, Greenwood, MS 38930 or mailed to P.O. Drawer 907 Greenwood, MS 38935.
