WHEREAS, on May 29, 2014, Nicholas Raymond Debow, a single man executed a certain deed of trust to Michael L. Riddle, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for FBT Mortgage, L.L.C., its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Leflore County, State of Mississippi in Book 0778 at Page 600; and
WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated December 26, 2023 and recorded in the aforesaid Chancery Clerk's Office in Book 2024 Page 27; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Wilmington Savings Fund Society, FSB, as Trustee of Quercus Mortgage Investment Trust, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on February 28, 2024 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the South Door of the County Courthouse of Leflore County, located at 310 West Market Street, Greenwood, MS 38930, to the highest and best bidder for cash or certified funds the following described property situated in Leflore County, State of Mississippi, to-wit:
Ten (10) feet off the East side of Lot Seven (7) and Lot Eight (8), less twenty-three (23) feet off the East side thereof in the Taylor Addition to the City of Greenwood, Leflore County, Mississippi as shown by the map of said Addition recorded in Book 1, at Page 49 of the Records of Maps of said County and State. ENGINEERING SERVICES
(Competitive Negotiation)
The Town of Morgan City, Mississippi, hereby requests proposals from qualified firms or individuals for engineering services in relation to its proposed 2023 Community Development Block Grant Public Facilities Project application.
The Scope of Work will consist of preparation of preliminary cost estimates, preparation of plans and specifications for advertisement of bids; evaluation of bids and recommendation of contract award; preparation of the contract in accordance with CDBG, Federal, State and local laws and regulations; conducting pre-construction conference in coordination with project administrator; inspecting construction in progress; and advising the board of supervisors and the project administrator on contractor payments.
Town of Morgan City is an Equal Opportunity Employer. Morgan City encourages Minority-owned Business Enterprises (MBEs) and Woman-owned Business Enterprises (WBEs) to submit proposals. Morgan City also encourages Section 3 eligible businesses to submit proposals. Section 3 of the Housing and Urban Development Act of 1968, as amended (12 U.S.C. 17010) requires, to the greatest extent feasible, that Town of Morgan City and its contractors that participate in the above referenced Program give opportunities for job training and employment to lower incomes residents of Morgan City. Section 3 also requires that contracts for work in connection with the Section 3 area be awarded to qualified Section 3 eligible business concerns.
Those desiring consideration should submit proposals by the time and date stated and must include the following:
1. Qualifications - List of qualifications of each staff person to be assigned to project.
2. Experience - Information regarding the experience of the firm. This information should include types of project activities undertaken.
3. Capacity for Performance - Identify the number and title of staff available to be assigned to provide services and capacity to perform the work within the time limitations.
All proposals will be rated on the following system to determine the best proposal: Description and Maximum Points: Qualifications - 35; Experience - 35; Capacity - 30; Total: 100 Points.
Proposals will be reviewed by the Town of Morgan City Board of Aldermen using the above selection criteria. Each member of the Board will assign points to each criterion based on the content of the proposal. Negotiations will be conducted to determine a mutually satisfactory contract first with the firm receiving the highest accumulated points, as rated by the Board.
The Board will recommend a final award to be made to the responsible proposer whose proposal is determined to be the most advantageous to the county with a contract contingent upon funding for the project.
Proposals should be in a sealed envelope marked "ENGINEERING PROPOSAL – Town of Morgan City 2023 CDBG.” Proposals should be submitted to the Town of Morgan City Town Clerk, P.O. Box 123 Morgan City, Mississippi 38946, no later than 5:00 p. m. on March 6, 2024.
The Town reserves the right to reject any and all proposals.
