WHEREAS, on April 29, 2014, Xaviera M. Calvert, a single person executed a certain deed of trust to Michael L. Riddle, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as nominee for FBT Mortgage, L.L.C., its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Leflore County, State of Mississippi in Book 777 at Page 499; and

WHEREAS, Carrington Mortgage Services, LLC has heretofore substituted Shapiro & Brown, LLC as Trustee by instrument dated April 3, 2019 and recorded in the aforesaid Chancery Clerk's Office; and

WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Carrington Mortgage Services, LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.

NOW, THEREFORE, I, Shapiro & Brown, LLC, Substituted Trustee in said deed of trust, will on May 8, 2019 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the South Door of the County Courthouse of Leflore County, located at 310 West Market Street, Greenwood, MS 38930, to the highest and best bidder for cash  or certified funds the following described property situated in Leflore County, State of Mississippi, to-wit:

NOTICE OF SUBSTITUTED TRUSTEE’S SALE

    

WHEREAS, on May 17, 2001, Melissa Kathryn McCabe executed a Deed of Trust to Hugh Shaw, Trustee for AmSouth Bank conveying the hereinafter described property located in Greenwood, Leflore County, Mississippi, which Deed of Trust was recorded in Book 536, Page 368 of the land records of Leflore County, Mississippi as collateral for a debt owed to AmSouth Bank by Melissa Kathryn McCabe; and

WHEREAS, said Deed of Trust was assigned to Citizens Bank & Savings Company by marginal notation made on the face of the Deed of Trust and said assignment being recorded in Book 666, Page 216 of the land records of Leflore County, Mississippi; and

WHEREAS, CB&S Bank, successor in interest to Citizens Bank & Savings Company, as the present holder and owner of said Deed of Trust, has appointed as Substituted Trustee, April D. Robertson, by virtue of a Substitution of Trustee dated April 5, 2019 and recorded April 10, 2019 in Book 861, Page 480 of the land records of Leflore County, Mississippi; and

WHEREAS, Melissa Kathryn McCabe has wholly defaulted in payment of the indebtedness secured by the aforesaid Deed of Trust, and CB&S Bank, as owner and holder of said indebtedness, has accelerated the debt and has instructed the undersigned Substituted Trustee to foreclose the lien of said Deed of Trust by sale of the property described therein;

NOW, THEREFORE, I, April D. Robertson, Substituted Trustee, do hereby give notice that on the 21st day of May, 2019 at the south front door of the County Courthouse in Leflore County, Mississippi, at Greenwood, Mississippi, between the hours of 11:00 a.m. and 4:00 p.m., I will offer for sale and will then sell to the highest bidder for cash, the following described real property, to-wit:
