WHEREAS, on May 17, 2001, Melissa Kathryn McCabe executed a Deed of Trust to Hugh Shaw, Trustee for AmSouth Bank conveying the hereinafter described property located in Greenwood, Leflore County, Mississippi, which Deed of Trust was recorded in Book 536, Page 368 of the land records of Leflore County, Mississippi as collateral for a debt owed to AmSouth Bank by Melissa Kathryn McCabe; and

WHEREAS, said Deed of Trust was assigned to Citizens Bank & Savings Company by marginal notation made on the face of the Deed of Trust and said assignment being recorded in Book 666, Page 216 of the land records of Leflore County, Mississippi; and

WHEREAS, CB&S Bank, successor in interest to Citizens Bank & Savings Company, as the present holder and owner of said Deed of Trust, has appointed as Substituted Trustee, April D. Robertson, by virtue of a Substitution of Trustee dated April 5, 2019 and recorded April 10, 2019 in Book 861, Page 480 of the land records of Leflore County, Mississippi; and

WHEREAS, Melissa Kathryn McCabe has wholly defaulted in payment of the indebtedness secured by the aforesaid Deed of Trust, and CB&S Bank, as owner and holder of said indebtedness, has accelerated the debt and has instructed the undersigned Substituted Trustee to foreclose the lien of said Deed of Trust by sale of the property described therein;

NOW, THEREFORE, I, April D. Robertson, Substituted Trustee, do hereby give notice that on the 21st day of May, 2019 at the south front door of the County Courthouse in Leflore County, Mississippi, at Greenwood, Mississippi, between the hours of 11:00 a.m. and 4:00 p.m., I will offer for sale and will then sell to the highest bidder for cash, the following described real property, to-wit:

Lot Ten (10) of Block Eight (8) of the Pitchford-Harris Addition to the City of Greenwood, in said City of Greenwood, in Leflore County, Mississippi, as the same is shown upon the plat of said Addition recorded in Book 3, at Page 10, of the Map Records on file in the office of the Chancery Clerk of said county and state, together with all improvements situated thereon, said improvements being designated 404 West Barton Street, Greenwood, Mississippi.

The title to the above-described property is believed to be good, but I will convey at such sale only such title as is vested in me as Substitute Trustee.  The sale will be made subject to taxes and special assessments outstanding, if any.

REQUEST FOR

PROPOSALS

The Town of Schlater, Mississippi will receive sealed proposals from qualified firms for professional services required in the implementation of its 2016 Home Investment Partnerships (HOME) Program funded by the Mississippi Home Corporation.  These services pertain to homeowner housing rehabilitation work and are as follows:

                                                                                           

LEGAL:  Title work on the property of selected homeowners to determine fee-simple ownership, title curative work, if required to produce legal ownership and clear title and certified title certificates for the homeowners as required for implementation of the project. A maximum of $500.00 per unit is allowed under HOME program guidelines for legal work.

LEAD-BASED PAINT: Pre-rehabilitation lead-based inspections on selected homeowner housing units, testing and follow-up written assessments in accordance with HUD regulation 24 CFR Part 92.355 as required for implementation of the project. A maximum of $400.00 per unit is allowed under HOME program guidelines for lead-based paint work.

Proposals will be rated according to the following criteria: scope of services (10 points), qualifications (40 points), experience (40 points) and performance capacity (10 points).

Proposals are requested in accordance with 24 CFR Part 85 “Common Rule” and any other applicable state and federal rule or regulation.  The Town reserves the right to reject any and all proposals and to waive any irregularities in the proposal process.  Contracts will be awarded to the qualified proposer whose proposal is determined to be the most advantageous to the Town.

Proposals must be sealed and labeled and must be delivered to the Town of Schlater, Attn: Mayor and Board of Aldermen, 108 Beatrice Street, P. O. Box 186, Schlater, MS 38952, on or before 2:00 P. M., Tuesday, May 21, 2019. At this time the proposals will be opened and taken under advisement for grading by the Mayor and Board of Aldermen.
