   WHEREAS, on June 15, 2009, Shannon Michelle Box executed a Deed of Trust to Michael L. Riddle, as Trustee for FBT Mortgage, as Lender, with Mortgage Electronic Registration Systems, Inc., (“MERS”), as Beneficiary, which is recorded in the office of the Chancery Clerk of Leflore County, MS, in Book 700 at Page 500 and corrected in Book 702 at Page 400;

   WHEREAS, said Deed of Trust was assigned to Trustmark National Bank in Book 867 at Page 108;

  WHEREAS, on July 16, 2019, Trustmark National Bank substituted James Eldred Renfroe as Trustee in the aforementioned deed of trust with this recorded in Book 867 at Page 110;

   WHEREAS, there being a default in the terms and conditions of the Deed of Trust and entire debt secured having been declared to be due and payable in accordance with its terms, Trustmark National Bank, the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise the sums due, with attorney’s and trustee’s fees, and expenses of sale;

  NOW, THEREFORE, I, James Eldred Renfroe, Trustee for said Deed of Trust, will on September 18, 2019, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 a.m., and 4:00 p.m.) at the south main door of the Leflore County Courthouse in Greenwood, MS, to the highest and best bidder for cash, the following described property situated in Leflore County, MS, to-wit:

Lot Three (3) in Block Ten (10) of the Pitchford-Harris Addition to the City of Greenwood, Leflore County, Mississippi, as shown by map of said addition recorded in Book 3 at Page 10 of the Records of Maps of said County.

   I will convey only such title as is vested in me as Trustee, with no warranties.

SUBSTITUTE TRUSTEE’S NOTICE OF SALE

   WHEREAS, on June 20, 2006, Bernard Tolbert and Elaine G. Tolbert, husband and wife, executed a deed of trust to L. Bradley Dillard, Trustee for the benefit of Vanderbilt Mortgage and Finance, Inc., which deed of trust is recorded July 3, 2006, in Book 651 at Page 231 in the Office of the Chancery Clerk of Leflore County, Mississippi; and

   WHEREAS, Vanderbilt Mortgage and Finance, Inc., the holder of said deed of trust and the note secured thereby, substituted Lori M. Creel as Trustee therein, as authorized by the terms thereof, by instrument dated September 26, 2013, and recorded October 2, 2013 in the Office of the aforesaid Chancery Clerk in Book 0767 at Page 531; and

    WHEREAS, default having been made in the terms and conditions of said deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, and the legal holder of said indebtedness, Vanderbilt Mortgage and Finance, Inc., having requested the undersigned Substitute Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust for the purpose of raising the sums due thereunder, together with attorney’s fees, substitute trustee’s fees and expenses of sale;

    NOW, THEREFORE, I, Lori M. Creel, Substitute Trustee in said deed of trust will, on the 18th day of September, 2019, offer for sale at public outcry for cash to the highest bidder, and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the south steps of the Courthouse at Greenwood, Leflore County, Mississippi, the following described property situated in the County of Leflore, State of Mississippi, to-wit:
