NOTICE OF SALE

  WHEREAS, on May 15, 2012, Brian Chase Sanders and Stevy K. Burden executed a Deed of Trust to Michael L. Riddle as Trustee for FBT Mortgage, LLC, as Lender, with Mortgage Electronic Registration Systems, Inc. (“MERS”), as Beneficiary, which is recorded in the office of the Chancery Clerk of Leflore County, MS, in Book 742 at Page 99;

  WHEREAS, said Deed of Trust was assigned to Trustmark National Bank in Book 818 at Page 254;

  WHEREAS, on August 25, 2016, Trustmark National Bank substituted James Eldred Renfroe as Trustee in the aforementioned deed of trust with this recorded in Book 818 at Page 256;

  WHEREAS, there being a default in the terms and conditions of the Deed of Trust and entire debt secured having been declared to be due and payable in accordance with its terms, Trustmark National Bank, the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise the sums due, with attorney’s and trustee’s fees, and expenses of sale;

  NOW, THEREFORE, I, James Eldred Renfroe, Trustee for said Deed of Trust, will on March 13, 2019, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 a.m., and 4:00 p.m.) at the south main door of the Leflore County Courthouse in Greenwood MS, to the highest and best bidder for cash, the following described property situated in Leflore County, MS, to-wit:

The West 75 feet of Lot 4 of the Beck Addition to the City of Greenwood, Leflore County, Mississippi, as said Lot is shown on the map of said Beck Addition recorded in Map Book 4, Page 24 of the Map Records of said County, on file in the office of the clerk of the Chancery Court of said  County, and which said part of said Lot 4 herein conveyed is described by metes and bounds as follows: Begin at the Northwest corner of said Lot 4 of said Beck Addition as shown by the map aforesaid and which said Point of Beginning is also the point where the mutual boundary line between Lots 3 and 4 of said Addition intersects the South boundary line of Jeff Davis Avenue in said City, and from said Point of Beginning run thence in a Southerly direction along the Western boundary line of said Lot 4 a distance of 200 feet to the Southwest corner of said Lot 4; thence run in an Easterly direction along the Southern boundary of said Lot 4 a distance of 75 feet; thence run in a Northerly direction parallel to the Western boundary of said Lot 4 a distance of 200 feet to the Northern boundary of said Lot 4; thence run in a Westerly direction along the Northern boundary of said Lot 4 a distance of 75 feet to the Point of Beginning of said Lot.

I will convey only such title as is vested in me as Trustee, with no warranties.

GREENWOOD PLANNING COMMISSION

GREENWOOD,

There will be a public hearing before the Greenwood Planning Commission for review and recommendation to and approval by the Greenvood City Council for re-zoning of the following described property which is currently located within the R-1-7 Single Family Residential District:

1.   Mr. Sam Abraham request re-zoning of a certain parcel of land containing up to 3.00 acres located within a 6.22 acre parcel, more or less, situated in the north half of the north half of Section 9, Township  19 North,  Range 1 East, further described as part of the north 1/2, of the north 1/2 north of North Park Subdivision less part for North Court   Subdivision, City of  Greenwood,  Le.flore  County,  MS.  Mr. Abraham  request that the 3.00 acres, more or less, be re-zoned and classified as C-2, Community  Commercial   District,  further  described  in  the  Greenwood. Zoning and  Development Code adopted by the  City of Greenwood,  Mississippi.

Anyone wishing to voice an opinion regarding the above request is welcome  to attend said  meeting,  which  is  to  be  held  on  March  28, 2019, at  4:30  p.m. in  the City  Hall Conference Room.
